City of Quincy Zoning Board of Appeals met July 15.

Here is the agenda provided by the board:

1) Call the Meeting to Order

2) Approve minutes from the previous meeting.

3) Declaration of Conflict

4) Public Hearing requested by Christopher Waterkotte to vary the Zoning Code of the City of Quincy (2015) for 1428 Briar Rose (Outside City Limits: Ward 1 & 3/Zoned R1A)

a) City Code 162.061(A): Yards shall be provided for buildings as shown: R1A Zoning – 30 foot front yard, 10 foot side yard, 30 foot rear yard.

b) Variance Request: To construct an accessory building (shed) that encroaches on the front yard setback at 1428 Briar Rose, resulting in a front yard setback for the accessory building of ten-feet (10’) instead of the required front yard setback of 30-feet (30’) in an R1A zoning district.

5) Public Hearing requested by Bruce Guthrie to vary the Zoning Code of the City of Quincy (2015) for 501 Hampshire Street (Ward 7621 South 20th Street (Ward 7/Zoned D1)

a) City Code 162.268 (B): Signs projecting over city right-of-way are allowed only by revocable permit, which shall be issued by the Director of Utilities and Engineering upon approval of the City Council. The signs shall be no larger than 15 square feet and brackets for such signs shall be located under second floor windows but not more than 15 feet above the street grade. The bottom of a projecting sign shall not be less than ten feet above sidewalk grade or project more than six feet from the building facade or over the street curb.

b) Variance Request: To install a projecting sign at 501 Hampshire Street that is greater than 15- square feet (24-square feet) and is more than 15-feet above the street grade (approximately 18-20 feet above street grade).
